Purchase terms and refunds

Your purchase

These terms cover the Property Management Fee Book and Workbook sold by Kinwell Consulting, Inc., trading as Leads for PMs. They apply to this digital product; they do not change a separate agency services agreement.

The purchase is a one-time payment for the edition described at checkout: a 275-page PDF book with 90 fee and program entries and a 12-sheet XLSX workbook, including a complete 90-row fee checklist. No physical item, subscription, consulting engagement, software account or installed integration is included. The checkout shows the amount, currency and any applicable tax before you pay.

Use it within your business

One purchase grants one business a non-exclusive license to use the purchased edition for its own internal operations, including the properties it manages. That business may make working and backup copies and give its staff access for that work. Contractors and professional advisers may access the portions they need to support the same business, under the same sharing restrictions.

You may adapt the ideas and working templates into your own fee schedules, service descriptions, agreements and operating procedures, and use those business-specific outputs with your owners, residents and service providers. Obtain the professional review those materials require before using them.

You may not resell, sublicense, redistribute or publicly post the original book, workbook, substantial extracts, or templates adapted for sale or distribution. Do not share the download email or files with other businesses, package them into a competing product or claim the original materials as your own. Each separate business needs its own purchase. Keep the attribution on copies of our original materials.

Delivery, access and updates

For a purchase on our website, the payment return page and the purchase email provide access after payment is verified. Keep that email and download both files to a device you control. If a file link expires, reopen the link in your purchase email to request a fresh download. If the email does not arrive, check spam and contact us with your purchase email address and order reference.

For an Etsy purchase, use the files attached to your Etsy order and Etsy Messages for order support. Payments and refunds for Etsy orders stay within Etsy. Do not make a second purchase on our website to fix an Etsy download problem.

You may continue to use your saved copy of the purchased edition under this license. The purchase does not promise future editions, continuing updates or permanent online file hosting. Save a backup. If you lose the original delivery, contact us so we can check your order and help recover it.

For website purchases, download access may be paused while a payment is disputed and is disabled when that payment is refunded. Etsy controls access to Etsy order files under its own order rules. A full product refund ends the license for that refunded copy, so delete the original files and working copies. You may retain your own business records and business-specific outputs created before the refund.

Files and software requirements

The book requires a PDF reader. The workbook is a macro-free XLSX file with editable inputs and protected formulas. It has been recalculated and tested in desktop LibreOffice. It has not been tested in Microsoft Excel or Google Sheets, and other spreadsheet applications may change formatting, validation, formulas or protection during import. Spreadsheet software is not included.

Etsy delivers the workbook inside a ZIP file. Extract it before opening the XLSX. Our Start Here guide explains the files, editable cells and workflow. Keep an untouched original and work in a copy.

Help, corrections and refunds

If files are missing, damaged, unreadable in the stated tested software, or materially different from the description at purchase, contact us with your order reference, purchase email address, software/version and a description of the problem. Do not send payment-card details or confidential owner or resident data.

We will investigate and help restore access or supply a corrected replacement. If we cannot resolve a qualifying delivery or product defect within a reasonable time, we will refund the affected purchase. We will also refund a verified accidental duplicate purchase of the same edition for the same business.

Because access to the digital files is supplied after payment, we do not normally offer change-of-mind refunds after access has been provided. This does not limit any cancellation, refund or other rights that apply to your purchase by law, or Etsy rights for an Etsy order. Use the purchase channel for the request: email us for a website order, or contact us through your Etsy order for an Etsy purchase.

Approved refunds are returned through the original purchase channel. Processing time depends on the payment provider and your bank. Download help covers accessing the supplied files; custom fee design, legal review, spreadsheet customization and software installation are not included.

Business planning, with your own review

The materials provide general business-planning information, not legal, Fair Housing, tax, accounting, brokerage or financial advice. Agreement language is starter business terms for your own counsel to draft from. Amount ranges are what the cited public sources print, and every math table is a planning example. Cited sources and examples do not establish current permission to charge a fee.

The workbook includes 15 sample charges from the book with synthetic numbers and 40 current-fee inventory slots, with eight sample entries. Replace the examples with your own evidence. The 90-row checklist is a review list, not 90 completed financial models or a recommendation to charge every fee. You remain responsible for your decisions, calculations, disclosures and local review. No earnings, savings, enrollment, retention or compliance outcome is promised.

The list of charges in the book was built from published fee schedules, management agreements, leases and fee disclosures, statutes and enforcement actions, and each unit names its sources. The associations, regulators, companies and software vendors named in it have not reviewed or endorsed it. These limitations do not remove the delivery and defect remedies above or rights that cannot be excluded by law.
